Working with renowned architects Fletcher and Crane, Happy Building undertook a refurbishment and extension project which breathed new life into the existing ground floor and created a new open plan kitchen, living area to the rear with the addition of a contemporary single storey extension.

Most projects break ground within six months, provided planning, technical drawings, and contracts are in place. Talk to us early and we’ll reserve a provisional slot while approvals are under way.
Typical timelines: 6-8 weeks for design, 10-12 weeks for planning, and 16-28 weeks on site (scope-dependent). You receive a tailored programme up front and updates at every milestone.
We never guess. Our Market Rate Check tool gives realistic cost guidance as soon as the first concepts are drawn. Costs are refined at every design stage and fixed before we start on site, so there are no hidden extras.
The initial consultation is free. Design fees are staged and start from £2,200, planning fees average £500, and technical packages are quoted once the scope is clear. You receive a full fee schedule before you commit.
We can act as Principal Designer and Principal Contractor, appoint Building Control, and handle health-and-safety paperwork and party-wall matters if required. Compliance is covered.
For major extensions or full refurbishments, moving out keeps the programme tight and costs down. Smaller projects can be phased so you can stay. We’ll advise once we see the scope.
Every build comes with a six-month rectification period and a six-year structural warranty. You’ll also have a named contact for any post-handover support.
You’ll have scheduled site meetings, weekly updates, and a shared online tracker for costs, programme, and variations. Everything is logged so there are no surprises.
