Before We Start

The Building Process

Once you are happy to proceed, we will agree the project start date, at which point our team will appear on site and start work on your project. As we have already conducted a thorough estimating and planning process, the building process runs smoothly, to plan, to budget and on time.

After Completion

Once your project is complete and our team has handed over your property and left site, we hope you are delighted with your new home or building. To ensure you continue to enjoy your property and to ensure we stay in touch with you, the following are all part of our commitment to you:

  • 3 DAY FOLLOW-UP We will follow up with a courtesy call 3 days after works have been completed to check how you are doing with your new home or recent home improvements. more-button

Before We Start

    1. ENQUIRIES - We will contact you within 24 hours of receiving your enquiry to learn about your needs and your project and book the first appointment at your earliest convenience.
    2. FIRST VISIT - We will make a pre-planning visit to meet you and establish your project needs.
    3. PROJECT SPECIFICATIONS Follow up meeting to advice on and then confirm the specifics of your build, including floor-plan lay-out and the structural aspects. If required, the architect and structural engineer will then come on site. Firstly, they will report on any Planning Permission or building regulations required for the project. The architect team will also discuss with you all your project design details. If you prefer we can work with your own team of professionals.
    4. CONFIRM PROJECT SCOPE We will then return with the detailed project scope and lay-out drawings to review and confirm all the project details and make any necessary final adjustments.
    5. PLANNING PERMISSION We will submit any required planning permission applications on your behalf and deal directly with the local council and their representatives. The approval process usually takes up to 8 weeks.
    6. ESTIMATION After receiving all the approved architectural drawings, structural calculations and job specifications, we will create a comprehensive project price estimation. This usual takes between 3 to 11 working days, depending on project size.

    7. PROJECT PLANNING Once all the documentation is in place, we will meet with you to go over all the project details – architectural drawings, building regulations, planning permissions, project stages and respective dates, costs and payment plans against each completed stage.
    8. THE CONTRACT When you are happy to move ahead, we will produce a Federation of Master Builders (jargon free) contract, accordingly to UK building regulations to cover all details agreed on the estimation, together with schedule of works, per stage completion dates, payment agreements, building works guarantees and insurances.

    9. HEALTH AND SAFTEY After the contract is signed we produce a bespoke Health and Safety policy for your project. This includes undertaking a risk assessment review and producing full documentation for all involved to refer and adhere to. We use a fully trained and accredited Health and Safety specialist who is responsible for overseeing all of these policies.

The Building Process

O

nce you are happy to proceed, we will agree the project start date, at which point our team will appear on site and start work on your project. As we have already conducted a thorough estimating and planning process, the building process runs smoothly, to plan, to budget and on time.

 
            • PAYMENTS Our payment policy was build for your peace of mind. We understand that regular payments against phases completed deliver that – you only pay for what you see. We want to make sure that you are absolutely clear before, during and after any works are completed so that you can be sure that you are only paying accordingly to the value added to your property.

 

  • PAYMENT SCHEDULE Together with the contract, you will find the Payments Schedule. A deposit is payable on signing of contracts. Payments are then only done at the end of each building stage, as described in your weekly Phase completion report, up to a total of 95% of the total project cost. The remaining 5% will be retained by you, and will only be payable after 30 days on completion of ‘snagging’.
  • THIRD PART FINANCE We are happy to undertake third party financed projects and are used to the pay per stage process. if you are considering using a Credit Organisation to finance your building project, therefore, we are confident your chosen credit organisation will be satisfied with our methodology.
  • EXTRAS It is not unusual for you to decide to add a few, or sometimes many extras, after we have started your project. Any additional works are always agreed in writing with a full quote, prior to any job execution. We never charge any costs or start any jobs that have not been previously agreed in writing with you.



After Completion

  • SNAGGING LIST You will have 4 weeks after completion to check all works done and let us know if and when you would like us to change or rectify any works done that are not to your entire satisfaction
  • 12 WEEK INSPECTION We will contact you and conduct a full inspection 12 weeks after completion to ensure you are fully satisfied with all works.
  • 5 YEAR WARRANTY Our work is covered by a five year warranty.
  • INSURANCE Happy Building works are covered by the most comprehensive insurance available in the construction industry to cover any unexpected challenges if needed.
